Do they (Jaqua realtors rental division, Kalamazoo/Portage) actually do the maintenance as they promise?

i just recently started a new job. I am now a loan officer for a mortgage company. I’ve never done this line of work before. My boss told me that I need to build a relationship with all the realtors in my area. When I go to their office to introduce myself I’m not really sure of what to say to them. I want them to send their clients to me so I can’t sell them mortgages but I don’t know what to offer the realtors to make them want to send their clients to me. Most importantly what the heck do I say when i walk into the office for the first time and hand them my business card… please help me.
"Hello, Mr. So and So,
I’m Jane Dough, and I’m a mortgage loan officer. I’d like to speak with you for a few minutes, if I may."
Then outline why their customers would want to choose your company, and you, to process their mortgages. It’s a sales pitch that you’d use to a reluctant customer, convincing them to use your company. Show the advantages your company offers over others (but it isn’t wise to actually name names).
You’ll do fine.

I wonder why realtors get laughed at and made fun of. Most people think just for doing "a little paperwork" they get paid "thousands". Does anybody realize that it’s actually very time consuming and if done properly, can save the buyer or seller a huge headache and/or money. It’s actually a JOB. Often times, the realtor does not get paid if there is no end result, even though there were endless hours put into it. Are these jokers snobs or what?
I’ve never known Realtors to be looked down upon or laughed at.
But then I’m an insurance adjuster.
You should see some of the nasty looks I get when I tell people what I do! I’m hated just as much as a lawyer or used car salesman but no where near as well paid!!

I am inputing listings in the MLS and realtors have been faxing me hard to read input sheets to enter. I waist alot of time calling them back and trying to figure out what they wrote down.
Create a web site form and have them fill it out on line. When you get it back its already filled in and can easily be cut and paste if you still want to waste time (albiet less time than before) entering it. Or have a web programmer take it and automatically send it to where it needs to go.
You can have the site hosted with a database for making them login and have the whole thing secure for less than a 200-300 bucks a year. And you should be able to have the thing designed for something like 8 hours of work at no more than $50/hr if you just shop around.
I would do it for that if you can’t find anyone reasonable just for the learning experience. I do a lot of database and web stuff and think I could figure out something that would make ya happy. Just let me know if you are interested.
I have other realtors in my office I can advertise for them, but being a realtor and the listings are the other realtor’s listings, I am not sure I can advertise the listings legally.
I’m not sure about the legality question, but it is against the Realtor Code of Ethics to advertise another agent’s listing without their permission.
Most agents I know will gladly give you permission to advertise it in place where they aren’t already advertising it. It’s just more exposure.

A realtor told me that only realtors can receive commissions in Florida. Is that true? Why couldn’t i incent someone or thank a friend who sends me a buyer? That does not seem right. Why would i be forced to ‘only’ work with a realtor when my own ‘warm market’ is pretty big?
The real estate profession is regulated by state law, so it’s illegal to earn a commission on a real estate sale if you are not licensed. Buying and selling real estate is a complicated legal matter and you must consider what would happen if either of you were sued for some reason – what’s your protection? It’s better to use a licensed real estate agent and negotiate the commission if that is what you want to do.
Having said that, however, there is nothing stopping you from giving your friend a gift of cash as a thank you for referring a buyer to you. The difference between giving a friend a cash gift and providing a commission on a home sale is how it’s accounted for by the IRS.
